The Little Things

for

MOM

Sometimes it's the little things we may and often over look that mean so much to our Mothers. Beautiful flowers, lavender scented candles, dinners and a family movie night, or just sitting down with her  sharing a cup of spiced tea, ask her how she is doing, and tell her what she means to you.

These are all simple things that we seem to overlook in our busy schedules. If we take a minute and reflect to the time when "mom" was doing the same things we do now...
Hectic sport schedules, work, house keeping, cooking..the list can and does go on!
Just remember it's the little things that always seem to make you smile...
Just like the little things Mom always did for you.

Emergency Supplies for The Work Place!

Survival Kit for Your Workplace

All too often we over look the idea of being away from home when a natural disaster may occur. Here are some important things to have in the office.

Assemble a survival kit for the workplace with the following supplies:
  • Food (nonperishable -- nutrition bars, trail mix, etc.)

  • Bottled water

  • Jacket or sweatshirt
  • pair of sturdy shoes
  • Flashlight with fresh batteries
  • Battery-operated radio with fresh batteries
  • Essential medications
  • Blanket
  • Small first aid kit
  • Extra pair of eyeglasses and/or contact lens solution.
  • Whistle or other signaling device

Evacuation Plans

If an earthquake occurs, you may need to evacuate a damaged area afterward. By planning and practicing for evacuation, you will be better prepared to respond appropriately and efficiently to signs of danger or to directions by civil authorities.
  • Take a few minutes with your co workers to discuss a office evacuation plan. Sketch a floor plan of your office; walk through each area and discuss evacuation details.
  • Plan a second way to exit from each area, if possible. If you need special equipment, such as a rope ladder, mark where it is located.
  • Mark where your emergency food, water, first aid kits, and fire extinguishers are located.
  • Mark where the utility switches or valves are located so that they can be turned off, if possible.
  • Indicate the location of your co worker emergency outdoor meeting place

help me sell my home!

Help Me Sell My Home!

5 SIMPLE TIPS

Have you been feeling like selling your home has become the most frustrating thing EVER??? This is sometimes the case for sellers who over look the obvious. Here are a few tips that you may have not paid attention to.

1. You're pricing it too high. "Without question, the No. 1 reason a home doesn't sell is price, "Sellers have an emotional attachment to their homes and tend not to be objective about the true value."
2. Your house is kind of run-down. This doesn't mean you need to renovate your kitchen or fix your leaky roof. Well, you do need to fix the leaky roof, but you don't need to spend $40,000 on a new kitchen. Sometimes it's as easy as doing some fresh landscaping or a fresh coat of paint in certain areas. And you may think your house is a fixer-upper, and that you're likely to attract some handy do-it-yourself buyer.Today's buyers are busy, they are looking for properties where they can 'unpack' without doing a lot in renovations or decorating. Properties that are in need of TLC are at a disadvantage since two-income families would prefer to spend their weekend relaxing rather than redecorating.
3. Your house isn't run-down, but it looks like it might be. Any signs of water damage can be a huge turn-off to potential buyers. Take a water spot on the ceiling. The offending roof might have been fixed 15 years ago, but if the evidence is still there, buyers will assume there is still a problem, water damage makes buyers understandably jumpy, and can keep a home on the market much longer.
4. There's too much "you" in the house. It sounds cruel, but you want to sell your house to other people, who can imagine themselves living in your house. Simply put, you are not them. This is perhaps the most common problem of all, Buyers rarely have the same tastes as sellers. If you love the beach and palm trees, putting a palm tree in every single room may not be fit for everyone."What to do?  Moving your stuff, or at least some of it, out of the house and painting the rooms neutral colors so the buyer's imagination can start taking flight.
5. You are inflexible. No offense, but maybe you aren't showing your house off enough? If you aren't using a real estate agent and work away from your home, your time might be limited, of course. But you should try to make your house as accessible and available as possible for a Realtor and a potential home buyer to easily drop by and take a tour (which means having the place clean, too).

What gives a HOME added VALUE??? by David Gonzalez, Realtor

What gives a HOME added VALUE???

David Gonzalez (909) 941-8379

As you shop for a home, keep in mind these characteristics: not only should it be good to live in now but have greater equity in the future.(making it easier to sell)

The right size
(Not just the right size for you, but for the majority of the population)
~Look for a minimum of three bedrooms and a maximum of four. Two bedrooms tend to cater to singles, or couples who do not intend to have children or sell, and homes with five bedrooms or more cater to those who have a healthy number of children, or plan on having them in the near future. That makes three- and four-bedroom homes the perfect size for the majority of the population, with three bedrooms being ideal.
~Number of bathrooms, 1-1/2 or 2 will make the home more desirable than just one.
~Square footage is important, but not quite as much as the number of bedrooms.

Important key ~A home should be comfortable and efficient for the majority of the home-buying population.

Curb appeal
This is the general attractiveness of a house or other piece of property from the sidewalk. This term is often used by Realitors trying to sell or evaluate a piece of property.

Good structure
When it comes to buying a home, you want to avoid major structural issues that will cost you big money to fix or will diminish your leverage when it’s time to sell if you haven’t fixed them
~Foundational issues such as cracks in the walls.
~Termite issue
~Mold, water damage
~Electrical or plumming

Easy-to-improve internal aesthetics that add VALUE to A HOME
~Add nice, modern-looking light fixtures
~Add fresh earth-tone pain
~Replace beat-up light switch cover
~Re-finish hardwood floors
~Replace linoleum with tile
~Add a backsplash in the kitchen

Good school district
Even if you never plan on having children, it is important to look within areas that have a reputation for having good schools. If not for your kids, for the kids of the people buying your house from you.

Rancho Cucamonga Christmas Lights

Rancho Cucamonga Christmas Lights review by David Gonzalez Realtor

By now most everyone in the Inland Empire knows about the wonderful displays of Christmas Lights on Thoroughbred Lane in Rancho Cucamonga that have been going on for 20+ years. The traffic every year seems to be getting worse and worse with wait times typically 30-45 minutes just to get to Thoroughbred.

This past weekend I attempted to go but I was not up to waiting in that long of line of cars so I decided to go to a hidden Rancho Cucamonga Christmas light display that is the best I have seen. This gem we found a couple years ago and people call it different names but we call it the Singing Christmas house.

Yes it is only 1 house but it is synchronized with 4-5 songs so you get to enjoy 15 minutes of a jaw dropping displays unlike you have ever seen. Best part is you do not have to wait 30-45 minutes to see lights!

Click on picture below to get glimpse of the Singing Christmas House

The house is located just West of Archibald on corner of Church and Leucite where street ends.
